Nicoma Park Roof Repair That Stops the Leak at Its Source
The spot on your ceiling is seldom straight below the opening. We follow the water back to where it gets in, repair that spot the right way and show you pictures of what we found. The few people who check your roof are the ones who fix it.
When Fixing Beats Replacing
A leaking roof rarely has to be torn off. One cracked pipe boot, a row of lifted shingles or a loose strip of flashing can let water through for months while everything around it holds up fine. Repair that single weak point correctly and the roof can go on working for years.
You get a straight answer on fixing versus replacing. When the shingles are brittle everywhere or the decking is soft in several spots, a patch only buys a little time, and we'll say that. Our Roof Replacement page covers what comes next in that case. For wind or hail damage, see Storm Damage Repair.
Every leak we track down gets the benefit of 30+ years of roofing experience. Water moves. It follows rafters and slides across decking before it appears indoors, and understanding that path is most of the work.
What Our Roof Repair Covers
- Leak tracing
- We start in the attic when we can get in, looking for wet wood, stained decking and daylight. Then we go up top and match what we saw inside to what's on the roof.
- Flashing at chimneys, walls and vents
- Flashing is the metal that seals the joints. When it pulls loose or the sealant dries out, water slips behind it. We reset or replace it and seal it so it stays tight.
- Pipe boots and roof vents
- The rubber collars around plumbing pipes crack in the sun and are one of the most common leak points we see. Swapping them out is a small job that stops a lot of water.
- Shingle replacement
- We replace missing, cracked or lifted shingles and nail them to the pattern the manufacturer calls for. We match color and style as closely as current products allow.
- Rotted sheathing swapped out
- Shingles need solid wood to grip. When water has turned a patch of sheathing spongy, we saw out that section, fasten fresh boards across the rafters and rebuild the layers on top.
Clues Your Roof Needs Fixing
Brown rings on the ceiling
A stain that gets bigger with every rain means water is coming in somewhere overhead. Finding it early usually keeps the repair small.
Missing or lifted shingles
Oklahoma spring wind can raise a tab and break its seal. With the seal gone, the next storm may tear the shingle away.
Grit collecting in the gutters
As shingles age or take hail, they lose their sandy coating. A little is expected, but a heavy pile in one place points to damage on that slope.
Water near a chimney or skylight
Drips along a wall or around a chimney nearly always come from the flashing, not the shingles.
A dip or soft area
If a section of roof looks sunken from the yard, the decking underneath may be wet. Get it handled before it grows.
What Changes What a Repair Costs
We price repairs only after seeing the roof, since two leaks that look the same from indoors can start in very different places. The written estimate breaks out each piece of the work so you can see what you're paying for.
How much is damaged
Swapping one cracked boot doesn't take long. Water that has crept across the decking for a whole season takes more material and more time.
Hidden layers below
Wet underlayment or rotted decking must be removed. Often we can't tell until it's opened, and if there's more than expected, you see it before we keep going.
Steepness and reach
Steep slopes and cramped spots behind chimneys need more time and safety equipment than a low ranch roof.
Finding a shingle match
Some older shingle styles have been discontinued. Tracking down the nearest match, or working with what's on the market, can change the price.
How a Repair Goes With Us
- 1
You tell us what you're seeing
On the phone we ask where the stain is, when it shows up and how long it's been going on. That helps us know where to look first.
- 2
We look and take photos
We check the attic and the roof, find the source and photograph it. You see the same thing we see.
- 3
You get a written estimate
It lists what we will fix and what it costs, line by line. Nothing gets added once we're up there without talking to you first.
- 4
The same crew does the work
The people who inspected your roof come back to fix it. We protect the yard and beds below, run a magnet for nails and haul off the old material.
- 5
We check it and stand behind it
Before we leave, we look over the finished repair with you. If something we did isn't right, we come back.

Common Questions About Roof Repair
Is it better to fix my roof or replace it?
If the problem is in one place, like a cracked boot or a loose piece of flashing, and the other shingles are still flat and flexible, a repair is usually money better spent. If shingles are brittle and curling on every slope, each fix tends to lead to another and the costs add up. We show you photos and tell you what we'd pick for our own home.
Will new shingles look like my old ones?
We match as closely as we can. Sun fades shingles, so even an identical product can look slightly different at first. Usually it blends in after a season or two.
How long will a repair take?
Replacing a pipe boot or a handful of shingles is typically done within a morning or an afternoon. If rotted wood has to be cut out, expect a full day, maybe a bit longer. You needn't be home while we're on the roof, but we like to go over the photos with you at the end.
Who does the repair?
Our own small crew. The people who look over your roof are the people who fix it, so nothing slips through between the estimate and the work.
Do repairs come with a warranty?
We'll go over what coverage applies when we write your estimate. Any manufacturer coverage on the shingles is separate and depends on the product.
